When you're ready to buy or sell a house, you face an emotionally charged task. You're talking about your home, not just an investment! Do the research and know the market so you'll make the right decisions based on facts--not feelings.

What you can do:

Buyers

    Find a good Realtor. Get reliable references or check with the local Board of Realtors.
    Shop around for a great loan -- it's a competitive market.
    Ask if financing from the seller is an option.
    If you have a smaller income and down payment, look into Federal Housing Administration or Veterans Affairs mortgages.
    Get pre qualified for a loan. You'll avoid wasting money on applications for mortgages you won't get.
    Read the home warranties carefully. Have the house inspected by a reliable source and expect a detailed report.

Sellers

    Sell the home you live in before you buy the next one. Empty houses are less appealing.
    Know the market. Get an appraiser to estimate your home's value.
    Find a good Realtor; ask people you trust for referrals or check with the local Board of Realtors.
    Consider selling the house yourself--if you have the time and skills.
    Get your home in shape: tidy the garden, repaint or touch up the trim, wash windows inside and out. The kitchen and bathrooms must be spotless.
    Think about financing the buyer, but get professional advice before you make any final decisions.
